Terms:

Closing to take place on or before December 27th, 2024 for Tracts 1, 4 and 6. Closing to take place on or before January 16th, 2025 for Tract 2, 3 and 5. This property is sold subject to terms and conditions of leases that expires December 31st, 2024. Full possession to be given January 1st, 2025. This property will be free and clear to farm or rent in 2025. The new buyer will get hunting rights as of January 1, 2025. The 2024 rent and CRP payments belong to the seller. Buyer will assume CRP contracts and will receive CRP payments starting in 2025 through the FSA Office. Upon acceptance of the sale by the seller, a non-refundable earnest money deposit equal to 10% will be due at the conclusion of the sale. If the buyer is not immediately available at the conclusion of the auction, the purchase agreement and non-refundable earnest money deposit must be completed within 24 hours from the close of the auction.
