Possession to take place on or before January 7th, 2025. Sold subject to a written lease that expires December 31st, 2024. Property will be free and clear to farm or rent January 1st, 2025. A Contract for Deed will be entered into between the parties. Contract for deed payments are as follows: First 1/3 , plus buyer’s premium commission and closing costs will be paid to Casey Bridgman Trust Account by January 7, 2025.  The second and third payments will be made to the Casey Bridgman Trust Account on January 7, 2026 and January 7, 2027, and will include interest at 4%. Upon acceptance of the sale by the seller, a non-refundable earnest money deposit equal to 10% will be due at the conclusion of the sale. If the buyer is not immediately available at the conclusion of the auction, the Contract for Deed and non-refundable earnest money deposit must be completed within 24 hours from the close of the auction.
